For giving us some valuable information on buying, fixing, holding or leasing to Section 8 and criterias on hiring contractors.
You are right about getting a Real Estate license. There are a lot of information you don't see on the public side of the MLS.
I am with two groups in Alameda County for investments. One group is doing a minumin of $,5000 investment with private or hardmoney lender. Got into one project and it was posted on the MLS since last week - Crossing my fingers we will get multiple offers. The information you given us at the class could of save us some issues we ran into with this one contractor on our flip.
The second group, I am just starting. This one is a team effort working as a team for an investor. It is finding the property that makes sense and present it to an investor who would be interested in flipping a project. This group has a broker with 25 years of experiences with investors. I figured if you want to know more, you have to get involved with someone that knows how to do them right.
Right now, I have an IRA. Bought a piece of land in Lancaster with it not too far from that small golf course. I am thinking of selling it for additional funds. Not quite sure who to hire to sell this property. Had Zip Realty tried it, but she was pretty useless. Not an expert on land in the area.
I'll be going to a private lender's meeting on Monday - the 14th in Campbell. They want to fund projects.
